Routine Inspections - What to Expect?

For both tenants and landlords, routine property inspections play a crucial role in upholding standards and guaranteeing the seamless execution of your rental agreement. At Next Level, our approach is thorough, ensuring that each property under our management receives the necessary care and maintenance.

Our Procedure:

Initiated within the first 6-8 weeks of a new tenancy, followed by 2-3 inspections annually,  our inspection process is designed to keep your property in optimal condition. Here's an overview of what transpires during these inspections:

Advance Notice:

Tenants receive an email detailing the inspection date and time, informing them of the significance of this inspection and requesting them to report any needed repairs.

Inspection Day:

A representative from Next Level will knock and announce themselves before entering, respecting the tenant's privacy and security by noting which doors were initially locked.

The Inspection:

We conduct a meticulous room-by-room evaluation, identifying hazards, assessing safety features, and suggesting improvements. This includes securing deck rails, ensuring smoke alarms are in place, and addressing significant maintenance needs.

Safety is Paramount:

Special attention is devoted to slip/trip hazards, pool security, electrical safety, and glass integrity. External factors such as tree growth affecting the property structure are also advised if necessary.

Maintenance Documentation:

Any general maintenance issues or urgent repairs are documented and reported, along with recommendations for property improvements like painting, new flooring or updating window coverings.

Tenant Responsibilities:

Notes are made regarding any necessary cleaning or gardening tasks, ensuring that tenants are aware of their obligations.

Tenant Expectations:

To prepare for an inspection, tenants are encouraged to:

  1. Report Maintenance: Use the portal to report issues promptly for swift resolution.
  2. Documentation: If unable to be present during the inspection, leave a detailed note on the kitchen bench regarding any property concerns.
  3. Preparing for the Inspection: Maintain routine cleaning, address less frequent tasks like oven cleaning, keep lawns manicured, control weeds, and ensure tidy garden beds. Adequate ventilation is crucial, especially in damp-prone areas, to prevent mould buildup. Proactive pest control measures, such as regular checks and sealing entry points, are advised.

Landlords can trust Next Level to manage their property meticulously, preserving its value and ensuring it remains a secure and pleasant space for tenants.

Beyond mere checks and maintenance, routine inspections foster trust and contribute to the long-term well-being of your property. Rely on Next Level to handle this essential task with professionalism and keen attention to detail.
